The Singapore residential property market currently spans 361,242 recorded transactions across 4,878 projects, covering the period from 2018-11 to 2026-04. The current islandwide median transacted price stands at $822 per square foot (PSF). This snapshot is generated from official Urban Redevelopment Authority (URA) and Housing Development Board (HDB) transaction records, refreshed weekly.
Singapore property is divided into three broad market segments. The Core Central Region (CCR) covers the prime districts of 1, 2, 6, 9, 10, and 11, including Orchard, Marina Bay, and Tanglin. The Rest of Central Region (RCR) covers city-fringe areas such as Queenstown, Toa Payoh, and Marine Parade. The Outside Central Region (OCR) covers suburban areas including Punggol, Sengkang, Jurong, and Tampines. Prices, rental yields, and supply dynamics differ markedly across these segments.
